Where is the best web sites to list my house for sale. I am not using a realtor.?

I sold my last 10 years ago “for buy owner.com and I had very good results but it cost me $3,000 for pictures and lisitings. I would like to try it by myself this time since the Internet has gotten so much bigger. Can anyone help. I live 30 miles north of Atlanta, GA. thanks

    America’s Choice – there’s a flat fee for you to list through them… it used to be $600.00 only… not sure what it is now… give them a try (no, I don’t get any commission or poits for telling you this)…

    Use a real estate agent. Even though you may have to pay a fee, its the best way to go because its their business. Be sure to get a seasoned agent though. The younger ones dont have the same expertise as the veterans.

    Go to Zillow.com & enter your address. Then click on “Claim My Home” & set a “Make Me Move” price.

    You can also upload tons of photos & add more info, like appliances & other features.

    Another handy (and free) site is Postlets.com where you enter info on your home & up to 6 photos. It generates a very nice looking e-flyer & posts your home to 11 or so real estate classified sites like Kijiji, LiveDeal, etc. Here’s one of mine so you can see what the end result looks like: http://www.postlets.com/res/334314

    You also get the html code to post your home on CraigsList. Bear in mind CraigsList ads expire after 7 days so you will have to repost it each week.

    Why would you not use a Realtor? On average, people who use realtors get 10% more for their property, plus they handle all the icky details. Yes, you pay a commission, but you still come out ahead. If you are in no hurry to sell and can wait a year or so, use a different service, but most of them dont’ reach all the potential buyers and you will seriously limit the people who could view your home. Plus most people who are looking on sites like that and not using a Realtor are looking for a deal. They aren’t looking to pay market value for your home. Frankly, I think you are making a big mistake not selling through an agent.

    You said it worked for you 10 years ago, but 2 things. That site was much more popular and did significantly more advertising 10 years ago. And 2, with the present state of the economy and the housing market, you need to reach as many buyers as possible. Some places where homes used to sell within 45 days are now taking almost a year, and that is with an agent.

    You could always advertise in a newspaper that you are having an open house on (fill in date/time). Good luck if all else fails use a realtor.

    I would definitely find a broker that would just list the home on the MLS for you.With the loan guidelines changing and the economy that way it is you definitely need an agent’s expertise to make sure that the buyer can even qualify for a loan. These days I would definitely want the buyer to come with an agent because buyers without real estate agents are loose cannons. You may also want to get with some mortgage companies in your area that you can market the listing to because that way you would know that they are qualified.

    here is the question you have to ask yourself. Do you have the patience to deal with 10,000 crack pots that calls at 2am wanting to talk you into a rent to own or owner finance deal so they think they can “flip it” for a profit because they just read on the internet somewhere about wholesaling houses with no money down.

    How about the clowns that show at the door unannounced and demand to see it now but are really just cruising to see what you have in the home while offering you $2 for the washer and dryer.

    An agent is your best line of defense for your sanity and possible prison time because you flipped from the nutcase public.
